Maintenance Requests

Track and manage property maintenance requests from tenants. Assign work to contractors, monitor progress, and document completed work.

Getting Started

  1. Create a maintenance request — Click 'New Maintenance Request' and select the property and issue type (urgent, standard, or planned).
  2. Add details — Describe the issue, note the tenant's preferred contact method, and set an expected completion date.
  3. Assign to contractor — Select a contractor from your contacts and assign the work. RentFig can email the contractor directly.
  4. Track status — Update the request status as work progresses: assigned, in progress, completed, or on hold.
  5. Upload completion photos — Once work is done, upload photos and attach the invoice for record-keeping.
  6. Close the request — Mark as complete and the request is archived. You can still access the full history anytime.

Common Questions

Can tenants submit maintenance requests themselves?

Yes. Each tenancy has a secure tenant portal link with a Repairs tab, where the tenant can report a repair and see its progress. Requests they submit arrive in your Maintenance section automatically. You can also log a request yourself if a tenant calls or texts instead.

How do I notify a contractor of a maintenance request?

When you assign a request, click 'Email Contractor' to send them the details. RentFig includes their contact email automatically.

Can I track maintenance costs?

Yes, upload invoices and photos when the work is complete. Link the maintenance record to an expense entry for accounting.
